How much do homes at Marlin Bay cost?

Founders pricing on the 13 existing residences runs from roughly $1.53 million (3-bed, ~2,475 sq ft plans) to about $2.94 million for the 4-bed estate residence on direct open water — approximately $600 per air-conditioned square foot plus lot premium where applicable.

What am I saving versus market?

Comparable new construction in Marathon trades at $1,000–$1,175 per square foot (Emerald Flats ~$1,000; SeaGlass Cove ~$1,150; 2025 Marathon average listing ~$1,175). At ~$600 per square foot, each Founders home carries an estimated $800,000 to $1,450,000 in built-in value at closing.

Why is Founders pricing below market?

The first thirteen buyers anchor the community's next phase of 71 homes. Because these residences are already built and already produce resort rental income, the venture can offer below-market entry to founders while later phases sell at market pricing.

How do I reserve a home?

Call the sales gallery at (954) 801-7671 for the participation package and current price release, review the definitive agreement with your advisors, then place your reservation to lock pricing and select your homesite. Closings fund roughly 90 days later on move-in-ready homes.

Insurance, hurricanes & construction

How much will insurance cost?

Elevated, steel-reinforced concrete Keys homes with impact glass typically see combined wind + flood + homeowners premiums around $8,000–$13,000 per year, versus up to $30,000 for older ground-level stock. Marlin Bay homes are elevated concrete construction with impact-rated openings, which can also qualify for preferred-risk flood rates. Obtain binding quotes during your diligence period.

How are the homes built for hurricanes?

Steel-reinforced concrete block (CMU) structure, impact windows and doors rated to 150+ mph, and triple-galvanized hurricane tie-downs. After Hurricane Irma struck the Keys as a Category 4 in 2017, FEMA building-performance studies documented modern elevated concrete homes surviving with minimal damage — this is that construction class.

Are the homes in a flood zone?

Like virtually all of the Florida Keys, the property lies in a FEMA special flood hazard area — which is why the homes are elevated with living areas above base flood elevation. Flood insurance is available and materially cheaper for elevated new construction; your insurer will rate from the elevation certificate.

Rental income & investment

Can I rent my home when I'm not using it?

Yes. Marathon licenses vacation rentals with 7-day minimum stays — among the most owner-friendly rules in the Keys. The 13 existing residences already operate in Marlin Bay's resort rental program, and managed waterfront Marathon homes have reported roughly $200,000 first-year gross rental income.

Does a Marlin Bay home work for a 1031 exchange?

The homes are existing, deeded single-family residences that can be identified and closed within the 45/180-day exchange windows — something pre-construction cannot reliably do. Qualifying use rules apply (generally 14+ rental days per year across the first two years); consult your qualified intermediary.

Is there an HOA, and what does it cover?

Yes — the community operates with full-service management: concierge, housekeeping options, grounds, resort amenities (pool, clubhouse, fitness, steam and sauna), and marina operations. Current fee schedules are provided in the participation package.

The marina & community

Do homes come with a boat slip?

Slips are sold separately at $8,000 per linear foot (a 40-ft slip is $320,000), and homebuyers select first — 97 of 99 slips remain. All slips have Wi-Fi, power, water, and sewer pump-out, with bridge-free access to Florida Bay.

What amenities exist today (not promised)?

Operating today: the 99-slip deep-water marina, 4,000 sq ft beach-entry pool and whirlpool spa, 7,637 sq ft clubhouse with fitness, steam and sauna, the Sunset Point observation tower, and the dockmaster's building with ship's store. Signature dining by the team behind G7 Rooftop (Guitar Hotel, Hollywood FL) is being added.

Who is behind Marlin Bay?

Marlin Bay Yacht Club is a joint venture of Equishares and BSD Capital, operating the existing Marlin Bay Resort & Marina in Marathon. The community is fully entitled for 84 single-family homes under a Development Agreement recorded with the City of Marathon in February 2024.
