Built-in equity from day one. Founders acquire an existing waterfront home well below new market value — roughly $800,000 to $1,450,000 per residence depending on the home. Because the 13 are already built, that equity is in place at closing, with no construction risk and no wait.

The Founders' 13 is the first release at Marlin Bay Yacht Club: the thirteen existing, fully built three-story waterfront residences, offered at Founders pricing of roughly $600 per square foot plus lot premium — well below the $1,000–$1,175 per square foot that comparable new construction trades for in Marathon.
How does the reservation process work?
Three steps: (1) request the participation package and current price release from the sales gallery, (2) review the definitive agreement with your own advisors, (3) place your reservation to lock your price and select your homesite. All 13 are expected to be placed within 90 days of release, with closings funded and title taken to move-in-ready homes.
Why is the pricing below market?
Founders buyers anchor the community's next phase. The 13 homes already exist and already produce resort rental income, so the venture can price entry at ~$600 per square foot for the first thirteen owners while the remaining 71 entitled homesites are developed at market pricing.
